HOA Dues

capbul1d   Why do we pay $145 a quarter when there are 156 homes in our neighborhood?  To maintain Sunwest, expenses are necessary for common area grounds: maintenance, improvements, repair, utilities and water, as well as an audit of and preparation of our taxes, insurance, management fees (billing management, financial report preparation, contract maintenance, covenant violation paperwork, etc.), snow removal, and miscellaneous fees.  Any additional income goes to establishing a reserve fund in the event that the parks or fences are damaged.  If you would like to see a detailed budget, please contact Holly McElhaney with CSAMC at (303) 530-0700 ext. 119.

capbul1d   What happens if I chose not to pay my dues? The dues are established to maintain the common area and property values in our neighborhood. This is an obligation you agreed to pay when you closed on your home. When your account is 30 days delinquent, you will receive a $25 fine and start being charged 18% annual interest. When you are 90 days delinquent, the board has the right to begin proceedings to place a lien on your property. Any and all fees incurred in this will be charged to you, including legal fees.

Covenant Violations

capbul1d   Who do I contact if my neighbor is violating our Covenants and/or Rules and Regulations?  Contact CSAMC at (303) 530-0700 ext. 119.  They will bring the violation to the next HOA Board meeting where a course of action will be decided.

capbul1d   What if I have received a letter saying I am in violation of a covenant, and I want to contest it?  You have the right to appeal a violation or fine letter. The Violation Appeal Process is found here: Appeals.

Making Changes to My Property

capbul1d   Do I need to contact anyone if I make major landscaping changes, add a fence, build a deck, paint my house, etc?  Yes, these types of changes must be approved through the Architectural Control Committee (ACC). Submit your plans using the ACC Request form found on the ACC page: Architecture. Many of these changes also require permits from the city of Erie.  Please contact them at 303-926-2700.

capbul1d   What if I made some of these changes already and did not get approval from the ACC? You will be contacted if your changes are in violation of the Covenants or Rules and Regulations. Your patience and cooperation are greatly appreciated.

Pet Problems

capbul1d   Who do I contact if my neighbor's dogs are barking all the time and a nuisance? Report this to the city of Erie for a noise violation at (303) 926-2821. Also, contact CSAMC at (303) 530-0700 ext. 119. This is a violation of our Rules and Regulations. The HOA Board will address it at the next meeting.

capbul1d   Who do I contact if I notice people consistently not picking up after their pets in the common areas or on private property?  Contact CSAMC at (303) 530-0700 ext. 119.  This is a violation of our Rules and Regulations.  The HOA Board will address it at the next meeting.

Vandalism

capbul1d   Who do I contact if my property has been vandalized? Contact the police department immediately (303) 441-4444.

capbul1d   Has there been a lot of vandalism in the neighborhood? Vandalism has been very light in our neighborhood. We can only keep it that way if you report the incidents to the police department.

Speeding in the Neighborhood

capbul1d   Who do I contact to slow drivers down? Contact the police department at (303) 926-2821.  Also contact CSAMC at (303) 530-0700 ext. 119 to note your concern. They will inform the HOA Board.
